EXCLUSIVE: Edgar Ramírez (Emilia Pérez) is set as a star and executive producer of a real estate drama pilot ordered by the Onyx Collective for Hulu. The untitled project (aka Monopoly) was created by Roberto Patino (DMZ) and Cassius Corrigan. The duo wrote the pilot, which Alonso Ruizpalacios (La Cocina) has come on board to direct.
In a cutthroat battle to dominate the Manhattan skyline, two rival real estate developers risk everything — wealth, family and their souls — as their ambition turns into obsession, and their partnership turns into war.
Ramírez will play one of the two rivals, Moises Saladín, the charismatic heir to a Latin American real estate empire, whose unyielding ambition blurs the line between visionary genius and ruthless tactician.
Patino, who serves as showrunner, Corrigan, Ramírez and Ruizpalacios executive produce alongside Oly Obst and Luke Maxwell of 3 Arts, Liz Tigelaar and Stacey Silverman of Best Day Ever as well as real estate developer Donahue Peebles III who will serve as technical consultant.
Patino and Corrigan’s script had been garnering pickup momentum over the past couple of months. That was accelerated by Ruizpalacios’ hire as director, with Ramírez’s casting securing the pilot green light.
Emmy-nominated Ramírez recently starred in Jacques Audiard’s Emilia Pérez. He can be seen in Camille Perton’s feature debut Arenas and recently wrapped production on Drake Doremus’ Next Life, starring alongside Emilia Clarke. Ramírez is repped by Impression Entertainment, CAA and Hirsch Wallerstein Hayum Matlof and Fishman.

Patino was creator, executive producer and showrunner of the Max limited series DMZ, starring Rosario Dawson. He most recently was a co-executive producer and writer on the Netflix thriller Zero Day. Prior to that, Patino was a writer and executive producer on the first two seasons of HBO’s Westworld and shared in its two Outstanding Drama Emmy nominations. Corrigan wrote, directed, produced and starred in his debut feature film, Huracán, which premiered on HBO. Corrigan produced the films The Birthday Cake (Starz) and Alone At Night (Hulu) and directed and produced the feature documentary The Unbreakable Tatiana Suarez, an HBO Original. He is repped at 3 Arts, UTA and JSSK.
Ruizpalacios’ most recent feature, La Cocina, starring Rooney Mara, had its world premiere at the 2024 Berlin Film Festival. RHe previously directed the finale block of Andor Season 2 for Lucasfilm and Disney+. He previously directed the pilot episodes of Amazon’s Outer Range and Starz’s Vida as well as the documentary A Cop Movie. Ruizpalacios is repped by WME and Ithaka Media.
Best Day Ever produced the Emmy-nominated Hulu limited series Tiny Beautiful Things and Little Fires Everywhere — both adapted by Tigelaar — as well as Under The Bridge. Tigelaar and Silverman are also in development on M.K. Oliver’s novel A Sociopath’s Guide to a Successful Marriage for Hulu, and The Guest List, based on the novel by Lucy Foley under the company’s overall deal at 20th Television. Best Day Ever is repped by UTA and Wendy Kirk at Johnson Shapiro Slewett & Kole.
Peebles III serves as Chairman and CEO of Legacy Real Estate Development. In this role, he leads a portfolio of office, hospitality, and residential projects, including 108 Leonard in Manhattan. Peebles III has been an advocate for affordable housing and economic equity and for expanding opportunities for Black-owned and minority-owned businesses nationwide.
